  • SDA participants can access extra support under Appendix H

Appendix H helps participants who want to live with non-SDA funded family members or friends , providing additional funding to cover housing costs in shared arrangements. This allows participants to enjoy familiar company, maintain independence, and still access the benefits of SDA housing. Why this matters for participants: Live with family or friends while keeping independence Enjoy familiar surroundings and social support More flexibility in choosing housing options that suit their lifestyle For Support Coordinators: Appendix H allows participants to receive additional funding when living with non-SDA funded family members or friends. This gives you more flexibility in planning housing arrangements that suit the participant’s social and emotional needs. You can: Help participants maintain independence while enjoying familiar company. Help participants find housing that supports their wellbeing and reduces daily stress. Ensure participants have access to safe, high-quality SDA homes with extra support for shared arrangements. For SIL Providers: Appendix H provides funding support that covers additional costs in shared living arrangements. This means you can: Offer participants more flexible housing options without compromising on care quality. Support participants in living with family or friends, creating a more familiar and supportive environment. Ensure smooth coordination with SDA Provider while maintaining reliable funding for care services. We are happy to share that several of our SDA homes are eligible for Appendix H arrangements. Each home is purpose-built, fully accessible, and designed to provide safe, high-quality living for participants in shared or family-inclusive environments. • Understanding the 6–12 Month Timeline for Finding Participants in SDA Properties

Owning an SDA property is a long-term investment, but many owners are surprised to learn that it can sometimes take 6–12 months  before a home is fully tenanted. This is not unusual in the SDA space and is often due to several factors: 1. Matching Participants to the Right Property SDA homes are not “one size fits all.” Each participant has specific support needs, living preferences, and funding categories. Finding participants who are both eligible and a good match for a property can take time. 2. Location and Demand Participant demand varies by region. Some areas have more SDA-eligible participants actively looking for housing, while others may have fewer. Even within the same suburbs can differ in demand depending on access to transport, hospitals, or community services. 3. Specialist Approvals and Assessments Participants often need to go through NDIS processes and housing assessments before they can move in. These steps can cause delays, even if there is strong interest in the property. 4. Building Awareness Unlike traditional rentals, SDA properties are marketed through specialist networks and support providers. It may take time for a new property to become known within the local disability and support community. 5. Ensuring a Sustainable Match Providers take care to ensure participants are well-matched to each other to promote a safe and harmonious living environment. This matching process is important but can lengthen the timeframe. The Good News Although it can take longer to secure tenants compared to a standard rental property, once participants are placed, SDA homes usually have long-term stability . Participants value security and consistency, which often results in longer tenancy periods and reliable rental income . • What You Need to Know About SDA

What is SDA? Specialist Disability Accommodation (SDA) refers to housing that has been specially designed or modified for people with extreme functional impairment or very high support needs. These properties are funded under the NDIS to give participants a safe, accessible, and supportive living environment. SDA is not about the support services themselves, but rather the home that makes it easier for participants to receive the care they need. The Four Categories of SDA SDA properties are divided into four design categories, each tailored to meet different levels of accessibility and support: Improved Liveability Designed for people with sensory, intellectual, or cognitive impairments. Features include better lighting, improved wayfinding, and accessible home layouts to make everyday life easier. Fully Accessible Built for people with significant physical disabilities. Provides step-free access throughout the home, wide doorways, accessible bathrooms and kitchens, and other features that allow for independence in a wheelchair-friendly environment. Robust Designed for people who may have behaviours of concern and require a strong and resilient home. These properties are built with durable materials, soundproofing, and safe spaces to reduce the risk of injury to residents and damage to the property. High Physical Support Tailored for people with very high care needs who require extensive support. Includes features such as ceiling hoists, backup power supply, home automation, and emergency response systems to ensure safety and support. Why SDA is Important? SDA housing gives participants the opportunity to live more independently, safely, and with greater dignity. It also provides reassurance to families, carers, and landlords that the property is built to the highest standards of accessibility and care. Our SDA Homes – 2–3 Participant, Single-Storey Houses At present, our SDA properties are primarily single-storey houses designed for 2–3 participants. This model offers a balance between independence, comfort, and support. Key Benefits: More Privacy & Comfort With only 2–3 participants in each home, residents can enjoy a quieter, more personal environment while still having the opportunity to build social connections. Better Accessibility Single-storey layouts remove the challenges of stairs and multiple levels, making movement around the home safer and easier for participants with mobility needs. Easier to Manage & Maintain For both landlords and providers, single-storey properties are simpler to maintain, while still meeting all SDA standards. Flexibility for Participants Homes are designed to support individual needs, ensuring each participant has their own private bedroom and bathroom while sharing common spaces in a supportive environment.
